Summer is finally here—hello sunshine, pool days, and backyard BBQs! But before you dive headfirst into your favorite warm-weather activities, take a few minutes to make sure your home is just as ready for the season as you are.

A little bit of maintenance now can go a long way in helping you avoid costly repairs, boost energy efficiency, and create a space that's ready for summer fun. We've compiled a quick checklist of essential summer home maintenance tips to help you stay cool, comfortable, and stress-free all season long.

Summer Home Maintenance Checklist

  1. Check In on Your HVAC System
Before the heat ramps up, make sure your air conditioning system is running efficiently. A simple filter replacement can increase performance and lower your energy bills.
  2. Use Ceiling Fans to Your Advantage
Switch your ceiling fans to rotate counterclockwise. This helps push cool air down and keeps your living spaces more comfortable without cranking up the AC.
  3. Secure Your Fence
Inspect your fence for any loose posts or panels that may have shifted during the winter. A quick fix now helps avoid bigger issues (or escapes, if you have pets!).
  4. Prepare Your Gutters
Summer storms can bring heavy rain. Clean out your gutters and downspouts and check for any signs of damage to prevent water from seeping into your home.
  5. Check Windows and Doors for Air Leaks
Inspect weatherstripping around windows and doors. A tight seal will help keep the cool air in—and the hot air out—without overworking your AC system.
  6. De-weed and Prep Your Garden
Summer gardens need a strong start! Lay down mulch or fertilizer to discourage weeds and give your plants the boost they need to thrive in the summer sun.
  7. Clean Off Your Patio Furniture
Your outdoor space deserves a refresh too. Dust off furniture, wipe down surfaces, and sweep away cobwebs so you're ready to host that next cookout or firepit night.
  8. Watch for Pests
Ants, termites, and other pests become more active in the summer. Look for sawdust near baseboards (a sign of carpenter ants) or discarded wings along windowsills.
  9. Consider a Dehumidifier
High humidity indoors can invite mold and pests. Using a dehumidifier can keep your home feeling cooler and cleaner while giving your AC a break.
